For more than 25 years, I’ve helped homebuyers, homeowners, real estate investors, and Realtors navigate the mortgage process with one simple philosophy: give people the information they need, explain their options clearly, and help them make the decision that makes the most sense for them.
I’m Tim Amsden, a Senior Mortgage Broker and Sales Manager with Home Choice Lending in Bedford, New Hampshire. Over the course of my career, I’ve worked through just about every type of mortgage market—from historically low rates to some of the most challenging lending environments—and that experience matters when a loan isn’t perfectly straightforward.
As a mortgage broker, I’m able to work with a wide range of lenders and loan programs rather than trying to fit every borrower into the same box. Whether it’s a first-time homebuyer, conventional or government financing, a jumbo loan, an investment property, or a more complex non-QM scenario, my job is to find the right strategy and then help get the loan across the finish line.
More Than Just Getting a Mortgage
I believe a good mortgage professional should do more than quote a rate and take an application.
My clients deserve to understand why one option may make more sense than another, what their true monthly payment looks like, how much cash they’ll need, and how today’s decision could affect them financially down the road.
Sometimes that means finding a creative way to make a difficult transaction work. Other times it means telling someone that waiting, restructuring, or choosing a different option may be the smarter move.
Either way, you’ll get a straightforward answer from me.
A Partner for Real Estate Professionals
A major part of my business is working alongside realtors to help them grow their businesses and get more clients successfully to the closing table.
That includes helping structure financing before an offer is written, working through difficult qualification scenarios, providing financing strategies for listings and open houses, educating buyers, and using technology, marketing and AI to create better opportunities for our clients and referral partners.
I don’t view the Realtor–lender relationship as simply exchanging referrals. The goal is to become a resource that makes both of us better at what we do.
Experience, Service & Accountability
Before my mortgage career, I served six years in the United States Marine Corps. The values I learned there—discipline, preparation, accountability, and taking care of the people who depend on you—have stayed with me throughout my career.
Today, I bring that same mindset to every transaction.
Mortgages can be complicated. My job is to make them easier to understand, anticipate problems before they become problems, communicate throughout the process, and be there when my clients and Realtor partners need me.
After more than 25 years in this business, I still enjoy solving the tough ones.
If you’re thinking about buying, refinancing, or investing—or you’re a real estate professional looking for a mortgage partner who will be involved in the business with you—I’d be happy to have a conversation.
